In order to develop buildings that excel in sustainability and create a healthy environment for users, smart technology is essential. We are convinced that in the future, with the aid of technology, even much more is possible to make buildings yet even more intelligent.

OVG Real Estate showed with last year’s projects how technology can contribute to the sustainability and efficiency of buildings. From the power plant, using bio-cogeneration including the cooling of river water at De Rotterdam. But technology within our projects does not only contribute to efficient use of energy. Innovations and new technology arise almost daily. Nowadays, for instance, it’s possible to adjust the quantity of oxygen to the number of employees. This way an environment is created in which users can perform optimally in a healthy way.

The office building at the Amsterdamse Zuidas, The Edge, developed by OVG Real Estate is the perfect example to show what technology can offer us in the future. In this innovative office building, users can adjust the light and climate in their workplace through the use of their smartphones. The data is subsequently stored, to promote the sensible use of energy which at the same time results in major cost reduction.

Big data

Using over 20,000 sensors, in The Edge it’s possible to accurately monitor in real-time how the building is being used. This offers various possibilities to make use and maintenance more efficient: rooms that are not being used, for instance, don’t need to be heated all day. Moreover, the cleaner has fewer areas to clean at the end of the day. This data is received via the ‘heatmap’ on their tablet, which also ensures lower service costs.

The ‘big data’ is managed and analysed by OVG Real Estate’s knowledge partner, Deloitte. They provide essential insight on how people move through buildings. This intelligence could, for example, be applied to the furnishing of office spaces or while considering the number of required square metres. Not only within The Edge, but also with future projects by OVG Real Estate.

Intelligent lighting

This new landmark on the River Spree, in the heart of Berlin, is distinguished by its remarkable design. But the greenest office in Berlin is also striking in terms of the use of advanced technology, which additionally contributes in making the building energy-efficient. The lights that react to the intensity of daylight and automatically brighten or dim, are a striking example in this case.

Own power plant

The TNT head office is a blueprint for sustainable development and exploitation. The building owes its high sustainability score of LEED Platinum and GreenCalc+ label A to the application of high-grade technologies. Remarkably prominent is its own green power plant: the 'Green Machine', which generates power with the help of, for instance, a thermal energy storage (TES system) and a biofuel combined heat and power plant (BIOCHP). Not only for the TNT Centre itself, but also for the surrounding buildings.

Sustainable by technology

With a BREEAM score of 98.36%, The Edge has been appointed the most sustainable office building in the world (according to BREEAM). A great number of technologies makes the building proud to be able to bear this title. Over 20,000 smart sensors monitor how the building is being used in real-time. Moreover, all users can individually regulate lighting and temperature in their workplace via an app on their smartphones.
