It all started simply enough: the international technology firm Schneider Electric wanted a new office and made contact with OVG Real Estate. However, whilst discussing the order, both parties appeared to have a lot in common in the area of energy management in buildings. Both OVG Real Estate and Schneider Electric continuously work on the reduction of CO2 emission of office buildings.

Joint achievement

It wasn't before long that OVG Real Estate decided to ask Schneider Electric as a preferred supplier and initiate a strategic cooperation concerning innovative energy management in new office buildings. The first joint achievement was Schneider Electric’s own new office building. This remarkable building contains a large number of technical innovations by Schneider Electric. For that reason the building also serves as an Experience Centre for the firm’s clients.

Both OVG Real Estate and Schneider Electric continuously work on the reduction of CO2 emission of office buildings.

Leading in new development

OVG Real Estate and Schneider Electric have set a new standard in the area of sustainability in new development. The building was rewarded a BREEAM-NL Excellent at a score of 75.59 percent, which was the highest score given at the time. Schneider Electric also received an ISO 50001 certificate, an energy management standard, which provides an international guideline for energy management.

Schneider Electric obtained the certificates and achieved its own energy saving objective thanks to for instance, making use of energy and water meters, LED lighting including absence detection, green ICT and building automation (GBS). Furthermore, the building receives energy by the use of combined cogeneration and power plant (BioWKK) from the neighbouring TNT Centre, which was also developed by OVG, and by the use of solar panels on the roof.

Visitors can see with their own eyes how all this technique was implemented. Schneider Electric gives them the opportunity to take a look behind the scenes, for which apertures were made in the ceiling, so the smart technology, hidden in the building, can be witnessed. This technology ultimately ensured that the building, at the time, received the highest sustainability score ever.
