Unique nature reserve deserves one-of-a-kind building

Introduction

OVG Real Estate has developed a new office for Triodos Bank. The building is located on the leafy estate De Reehorst, next to train station Driebergen-Zeist. This unique nature area deserves an equally unique building. Nature played a key role in every aspect of the construction of the building. Energy neutral, the building is made with sustainable materials. It can also be completely disassembled and rebuilt somewhere else, if necessary. Nature, culture and economy are in harmony. This is the guiding principle of the estate, which is perfectly aligned with the values of the Triodos Bank. The inauguration of the new office building also provides a new boost to De Reehorst.

Nature takes centre stage

This unique building is the result of a close partnership with Triodos Bank. An expert team dedicated itself to this project with great enthusiasm. Years of preparation and planning preceded the moment when the first spade broke ground. The design stage encompassed a comprehensive study of the region's ecology, cultural history and archaeology. Trees, soil and water, the key elements of the natural habitat, were also taken into consideration. The result is a modest-looking office building that perfectly blends in with the environment and lets nature take the lead.

Outside turned inside

Instead of imposing itself, the building has become part of the estate. This philosophy permeates even the smallest details. The building's main construction material is wood. The three construction cores are entirely made of wood, which makes this building unique. Wooden rafters frame the core and evoke a feeling of openness. The façade is completely made of glass, letting in lots of natural light and enhancing the connection with nature. A special type of glass and eaves create a pleasant indoor temperature. The interior is in seamless harmony with the outside, giving the users of the building a sense of connection to the surrounding natural environment.

The façade is completely made of glass, letting in lots of natural light and enhancing the connection with nature. A special type of glass and eaves create a pleasant indoor temperature. The interior is in seamless harmony with the outside, giving the users of the building a sense of connection to the surrounding natural environment.

Special light design for birds and bats

The design consists of three towers that vary in height from three to six floors. The maximum height of the office is capped at 25 metres so it doesn't tower above the trees. Even the flight routes of bats have been taken into consideration. A special light plan prevents birds and bats from getting disoriented at dusk and at night. This is one more example of how the building blends into the environment. Great efforts were undertaken during construction to disturb nature as little as possible. No drilling or grinding was allowed. Many of the building materials were premade elsewhere to reduce the construction activities on site.

The future

Natural A/C and recycled wooden furniture

The innovative Triodos office is ready for the future. The installation of a seasonal thermal storage (or Heat and Cold Storage) keeps the building warm in winter and cool in summer. This is a very energy-efficient method: in summer, groundwater is used to cool the building. The heated water is stored under the building and used to heat the premises in winter. Solar panels on the roof of the parking garage provide energy for the building and to charge electric cars. As a result, the new office of Triodos Bank is energy neutral. The wood used to furnish the building is recycled and comes from the De Reehorst estate and the nearby Utrechtse Heuvelrug.

A welcoming building

The multi-functional Triodos building has a welcoming ambiance and is much more than an office complex. The ground floor is partially accessible to the public and features a large reception area, a restaurant and a meeting space. The basement below the ground floor houses showers for athletic employees and bike parking. Here you will also find storage areas and the technical installations. The rest of the building accommodates the offices of Triodos Bank employees.
