Central Government Real Estate Agency to rent 20,000 m2 in Eindhoven

The Central Government Real Estate Agency (RVB) has signed a long-term lease agreement with OVG Real Estate. This agreement concerns the sustainable reuse of the former Rabobank office building next to the central railway station in Eindhoven. UNStudio is responsible for the design and the building in Eindhoven will be fully redeveloped by the end of 2019. The lease agreement for this building is in perfect keeping with RVB’s strategy to reposition its portfolio (buildings larger than 10,000 m2) to strategic, central locations (preferably near railway stations) and make it more long-term and sustainably oriented. At the same time, the RVB is achieving considerable financial savings with this agreement with OVG Real Estate, namely €3 million per year in housing costs.

Pioneering, smart and BREEAM Excellent

OVG Real Estate has chosen a pioneering design from UNStudio, featuring a healthy, sustainable and flexible work concept for both users and the surroundings. The design has been awarded a BREEAM Excellent sustainability rating. The building will not have a natural gas connection and will be equipped with the latest generation of technology (Aquifer Thermal Energy Storage and PV panels). The design also incorporates smart technologies like location sensors and an intelligent data infrastructure, making it possible to monitor user behaviour and ensure lower energy use and a more efficient use of the spaces. As a result, the building will also satisfy the BENG requirements for government buildings during the operational phase, which are to take effect on 1 January 2019.

Boudewijn Ruitenburg, Executive Commercial Director of OVG Real Estate, comments, “We are proud that the State of the Netherlands has decided to rent a pioneering and smart building from us. This confirms that the government embraces our goal to change the real estate market and create a vision of a healthier working and living environment through smart technology.”

Roger Mol, Director of Transactions and Projects at the Central Government Real Estate Agency, says, “This building links up perfectly with the RVB’s ambitions for the future. This project concerns the sustainable redevelopment of a building at a station location in a major city that will enable us to offer a pleasant and healthy working environment to government officials, both today and in the future. Both parties feel strongly about innovation and sustainability and this is clearly expressed in the development of this sustainable government building.”

The redevelopment is taking place in the Fellenoord district of Eindhoven, where OVG previously developed the regional office for Rabobank. This sustainable redevelopment project underscores the municipality’s ambitions to make the centre of Eindhoven more attractive and future-proof.
