
EDGE Technologies sells its first German project at Berlin-Südkreuz to Duxton Capital Advisors
EDGE Technologies, a subsidiary of OVG Real Estate and specialist in technologically innovative and energy-efficient office buildings, has sold its office project located at the Südkreuz railway station in the Berlin Tempelhof-Schöneberg district. The contract with Duxton Capital Advisors for the 32,000 m2 project at Hildegard-Knef-Platz 2 and 3 was signed on 20 December 2017. This will be EDGE Techonologies’ first project in Berlin and second in a new generation of smart buildings developed to maximize benefits for people, while minimizing its environmental impact.
Thanks to its exceptionally sustainable approach to construction, EDGE Technologies already received the Platinum pre-certification by the German Sustainable Building Council (DGNB). The project will be delivered to Duxton on a turnkey basis. The building complex designed by Tchoban Voss Architekten envelops the new city square in the up-and-coming neighbourhood. EDGE Technologies will equip both buildings with a sophisticated Smart Package that enables highly efficient and energy optimised building operation, and contributes to health, productivity and comfort of its tenants.
With their project at Südkreuz, the company combines ambitious demands for quality of work and life and creates modern and future-proof working environment. The visible load-bearing elements of the wood-hybrid construction add high amenity value. To minimize environmental impact, the natural building materials are fully recyclable, with the use of concrete kept to a minimum. The project includes sufficient e-mobility parking spaces and a combined heat and power plant to provide efficient heating.
"From the beginning we were convinced of the Südkreuz location with its ideal transport connection and central position in Berlin", says Duxton Managing Director Dr. Claus-Henning Tillner. Uwe Hellendahl, also Managing Director at Duxton, further stresses the strong dynamic development as well as the upswing of the micro location: "The Südkreuz location will be a clear success story for Berlin".

By improving the building's CO2 balance, the wood-hybrid construction will also ensure a healthy work environment and enhance efficiency," said Martin Rodeck, Executive Managing Director of EDGE Technologies in Germany.
At a combined floor space of 32,000 m2 the building complex will be a staggering ecosystem home to a range of flexible workspaces, restaurants and businesses, all of which are dedicated to maximise comfort and boost focus. The zoning plan for the project was resolved in February 2018. The project is due for completion in Q4 2019.
White & Case acted as legal advisors for the Sellers and Berwin Leighton Paisner for the Buyers. Both firms are located in Frankfurt.
